NEW HOMES:NEW HOMES in The Maples, a small development of seven houses planned for a cul-de-sac near Kilbogget Park in Cabinteely, Dublin 18, are being built with an eye on the future.

They will have an A energy rating, an electric car-charging point (if wanted), solar panels and CAT 6 cabling, says developer Paul Corcoran.

A local builder, he bought the 0.75-acre site on Doonsalla Drive, off Granville Road, from the local Catholic church two years ago.

Each 153sq m (1,650sq ft) house in The Maples – launched off plans this weekend – will cost €450,000. Lisney is handling sales.

The houses are three-storey four-beds: downstairs there is a family room at the front, a utility room (where the central control panels are located), and at the rear, a good-sized open-plan kitchen/dining room/living room. This opens through glass doors on to a patio and back garden.

There are three bedrooms on the first floor – a single and two doubles, one with a good-sized en- suite shower room. The main bedroom is at the top of the house, from where there is a good view over the distant N11 to the Sugar Loaf and the Dublin mountains.

The bedroom has a walk-in dressing-room and an en suite.

Corcoran’s partner is Malachy Clarke, who built much of the nearby Watson’s estate in the 1970s; his daughter Miriam Clarke of Miro Interiors designed the smart showhouse.

Doonsalla Drive is off Granville Road, which links Johnstown Road to Churchview Road. It is in walking distance of Kilbogget Park, with its walks, playground and the playing fields of Cabinteely GAA and football clubs and Seapoint rugby club. The 24-hour Tesco at Ballybrack is a short drive away.

The showhouse is on view this weekend from 1pm-3pm.
