Artane cottage the size of a three-bed semi for €495,000

This extended, modernised cottage in Artane has a designer heart

The owners of 2 Upper Artane Cottages, opposite the Goblet pub on the Malahide Road, fell in love with the property when they viewed it in 2013. They liked the vaulted ceiling in the living room and the way the large glazed wall to the rear streamed light into the kitchen.

All the hard work had already been done by the previous owner, who had extended it to 129sq m/1,388sq ft, the size of an average three-bed semi. In the renovation process, which included insulation, the property was upgraded to a very habitable B3 rating.

“It’s the kind of house you love when you walk through the door,” says Sarah. The couple purchased the house for €400,000 in December 2013, just as property prices had started to climb again. It had first come on the market in 2013 asking €295,000 and was seeking €340,000 when the couple first saw it.

The house opens into a living room, a bright airy space with a yellow-brick feature fireplace and is lit from a Velux window above. There are two rooms off this, a bedroom to the front, looking out on to Malahide Road, and a narrow staircase leading up to an attic space, 11.5sq m in size, that cleverly includes a low-set bed that appears to sit flush with the floor. This is a great office option for anyone working from home.

A second room, to the rear of the first bedroom, is lit from above only, by a rooflight, and has a shower en suite. It is windowlessand marked as a study on the property’s floor plans.

The opening from the living room leads through to the kitchen, a bright morning space as this part of the rear is east-facing. There’s a utility off this room with a guest toilet off it.

With the arrival of two children, the couple added sound-dampening carpets and shelving. “The house was perfect for small children, as everything was on a level, but as they get older they need more space outside,” Sarah says.

A corridor from the kitchen leads to the master bedroom, at the back of the property. It has decent storage, a shower en suite and double doors opening out to the courtyard.

The outdoor space, which can also be accessed from the kitchen, has both easterly and southerly aspects, but is somewhat limited for children. 2 Upper Artane Cottages is seeking €495,000 through agent SherryFitzGerald.

There is off-street parking to the front for two cars. The house is about an equidistant walk to Harmonstown and Killester Dart stations and is well-served by buses.

No 8 Lower Artane Cottages, further along the road and set on the street came to market last January seeking €240,000 and sold for €280,000 through Flynn & Associates. It measures just 57sq m/624sq ft and was in need of complete modernisation and had a large area to the rear.
