Kilmainham/from €245,000: A new development of 63 apartments at James's Street in Kilmainham is being sold off the plans by Gunne New Homes. Riverside Place is divided into three four-storey blocks around a gated courtyard setting. The name of the development comes from its proximity to the River Cammock.

Prices start at €245,000 for a one-bedroom apartment and they will be ready for occupation in mid-2006.

The apartments are a mix of 28 one-bed units from €245,000 with 40sq m (431sq ft); 30 two-bedroom units from €300,000 with 62sq m (635sq ft); and five three-bedroom apartments priced from €370,000 with 74sq m (775 sq ft).

The apartments range in style and layout and buyers, particularly owner-occupiers, would do well to scrutinise the plans to ensure they make the best choice. In one of the blocks, some of the apartments have dual aspect which in terms of availability of natural light and sunshine is always a bonus.

Many but not all of the two and three-bedroom apartments have en suites and small balconies. Standard features include contemporary-style fitted kitchens with granite worktops and stainless steel details.

Secure underground parking is available for an extra €20,000 per space. For those who prefer not to drive, public transport in the area is good, particularly since the arrival of Luas.

The plans for Riverside Place will be on view at the Ballsbridge offices of Gunne New Homes, today and tomorrow and Saturday.
