Two substantial redbricks in Dublin 4 are launched on the market this week with broadly similar guide prices. Robin Palmer, of Gunne, is quoting £700,000-plus for 42 Wellington Road, a terraced two storey over garden level house with a self-contained two-bedroom flat on the ground floor. It is scheduled for auction on November 25th. On the same day, Sherry FitzGerald will auction 80 Northumberland Road, a large semi-detached house currently divided into three flats. It has a long back garden with three garages backing onto Lansdowne Park, providing obvious mews potential. The guide price is £750,000plus.

Both guide prices are on the conservative side, given the strong prices that have been achieved for similar houses in recent months. In June, a near identical terraced house at 48 Wellington Road sold for £960,000 under the hammer. Last week, Sherry FitzGerald fetched over £1.5 million at auction for a Victorian semi-detached house at Lansdowne Road, close to Northumberland Road. Number 42 Wellington Road has been in the same family for almost 40 years and while it is an elegant and comfortable home, it needs some updating. Its 3,000 sq ft of accommodation includes four bedrooms and two fine interconnecting reception rooms at hall level. Both these rooms have handsome marble fireplaces and elaborate ceiling cornices. The ground floor flat has its own entrance. There is a long front garden but the back garden has lost its mews site and is just over 40 ft long.

Number 80 Northumberland Road could easily convert to a single residence with two large reception rooms at hall level as well as a kitchen and bathroom, and five bedrooms upstairs. The ground floor is arranged as a two-bedroom flat with its own entrance.

The property is bound to appeal to investors, given the development potential on to Lansdowne Park.
