£745,000 home by sea

A terraced six-bedroom house at 7 Longford Terrace, overlooking the sea at Monkstown, Co Dublin, is back on the market having been withdrawn from auction last autumn. Selling agent Lisney is seeking about £745,000 in a private treaty sale for the three-storey over basement house, which has a self-contained apartment at basement level. The south-west facing back garden is about 60 ft long and is bounded by old granite walls.

This is an impressive family house with bedrooms on two floors and a large kitchen-cumdiningroom at hall level. It has been refurbished and well maintained in recent years. In particular, the first floor drawingroom with its polished timber floor and warm yellow walls is extremely elegant and a strong selling point. Three tall sash windows look out over Dublin Bay, and a further focal point is provided by an impressive white marble fireplace.

Other areas of the house, however, would benefit from some redecoration.

The small front garden is entirely paved to allow off-street parking. Steps lead up to the hall door, beyond which is an airy high-ceilinged hallway with deep cornicing. A pair of tall glazed doors lead to an inner hall, off which are the two main rooms at this level. To the front of the house is a large formal diningroom. Painted a strong shade of red, it has a fine black marble fireplace. Next door is the kitchen with its high sash window overlooking the garden. Of the two remaining rooms, one overlooks the sea and the other has a sunny outlook at the back of the house. The stairs between the hall and basement floors has been removed. The apartment has a large sittingroom, long, galleystyle kitchen and a double and a single bedroom, which share a fully-fitted bathroom.

Lisney sold two houses on Longford Terrace last season. Number 1, a corner house in several units needing complete refurbishment, fetched £425,000 after auction while Number 20, a restored house overlooking the Salthill apartments, fetched close to £600,000 after auction. Also last year, Number 8, a similar house needing complete refurbishment and with a controlled tenancy, fetched £575,000 at auction.
