£3m for lavish home by the sea

Following the recent sale of Innis Corrig - a large Victorian Gothic house on Coliemore Road, Dalkey, for around £4.5 million, the adjoining property, Elsinore, has now come on the market. Elsinore, a two-storey over basement Victorian house with direct access to the shore, will be auctioned by Lisney on June 15th. Lisney director Tom Day, who is handling the sale, is suggesting a guide price in the region of £3 million.

Elsinore is a six-bedroom house in very good decorative order and, unusually, the entire contents are to be included in the sale. Lavish curtain treatments, suites of furniture, chandeliers, mirrors, pictures, kitchen equipment and a snooker table are included.

The house last came on the market in the early 1990s and since then it has been lavishly refurbished in a style that is more hotel-like than homely. Although it has almost 6,000 sq ft of living space it gives the impression of being a manageable home.

There are three reception rooms at hall level, the main one being a very good double drawingroom overlooking the sea. This is a formal room with ornate plaster cornices and trims and a fine white marble fireplace. Two sets of patio doors open on to a balcony with curved iron railings.

There is also a morning room and a study at hall level, both of which overlook the front garden with its area of lawn and tarmacadam sweep.

Upstairs, there are four large bedrooms all with fitted wardrobes. Two of them share a shower room with views across to Howth while one of the rooms has sliding doors on to a viewing balcony.

The kitchen is large and country-style with exposed brick walls, a beamed ceiling and light oak units. An open arch leads through to the diningroom which also has a beamed ceiling and an open arch. Glazed double doors lead through to the snooker room, a superb room with a fitted bar in one corner, concealed lighting, and patio doors opening on to a circular terrace.

A utility room, small gym and shower room complete the accommodation at this level and all the rooms have underfloor heating.

The back garden is two areas of lawn that slope down to rocks. Steps lead down to the shore and the property's own slipway into the sea.
