Luxury new apartments raise the rental bar as they hit the market at Mount Anville

As 2020 sees renters edge away from Dublin city centre, the leafy, panoramic surrounds of the Knockrabo development are sure to appeal to prospective tenants

Presiding above South County Dublin on an elevated site in Goatstown, and with views sweeping down to Dublin bay, 63 luxurious apartments have just come on the rental market within the elite development that saw many houses being purchased for near the million Euro mark when they launched in 2016.

A mix of one, two and three beds, including nine penthouses, these high-spec, spacious apartments definitely raise the rental bar when it comes to finishes and fit out. They would suit a mix of discerning tenants, from those looking for somewhere green and tranquil, yet still near the city to work from home in comfort, to small families who might like to try the area out for size before committing to buying. The penthouses will no doubt appeal to the corporate set, or indeed those downsizing from large family homes who still want to live in this southside hotspot.

Designed and furnished by the A-lists' go-to interiors firm Ventura, Arleen McIntyre, founder and head designer says, "with Knockrabo our starting point was really smartly designed floor plans, with bright, spacious, well-proportioned rooms and massive floor-to-ceiling windows in all the rooms, and extra-large balconies to enjoy the incredible views over Dublin Bay, the city and the gorgeous  woodlands," says McIntrye.

Soft natural tones are carried throughout, with modern choices for artwork, mirrors and light fixtures, as well as nuanced lighting schemes such as the warm LED lighting within the mirrors in the bathrooms and the lighting sconces in the hall and stairwell. Angular, architectural lines combined with soft, durable mink fabrics have a subtle sophistication.

“Everything was designed in collaboration with our clients at Regency and Bain Capital, a team focused on good design and great aesthetic.” says McIntrye

Even before the perfect shade of designer paint was chosen, developers Regency and Bain Capital ensured the spec of each apartments was five star, with underfloor heating and sleek Arena-designed kitchens, complete with top of the range appliances including Neff, Miele and Bora Extraction Hob as standard.

There's a lovely community spirit and feeling within the estate

New tenants will also no doubt be grateful the architects O’Mahony Pike had the foresight to add in separate utility rooms with plenty of storage, and large lockers in the underground parking floor, ideal for storing those big bulky items from buggies to bikes, skis to Christmas trees. The apartments also carry high energy ratings, so tenants should find utility bills are lower than they would typically be elsewhere.

The apartments are nestled within the parklands of the estate, full of mature specimen trees, green space and wildlife. They are also adjacent to the original manor home of the estate, Cedarmount House, which will become a communal facility.

“There is also a quaint wooden playground in the estate and lots of green space within the 14-acre development for little ones to play safely in. Most of the houses within the development are occupied by families, so there’s a lovely community spirit and feeling within the estate and the presence of the Victorian gate lodge, the original manor house and the beautifully restored gates and lamps at the entrance gives a real sense of heritage to the estate,” says Clarie Neary, director of residential management and lettings at Savills, the agents overseeing the lettings.

Monthly rental prices are very competitive, given the location and high end finish

Literally a stone’s throw from the entrance way is South County Dublin’s prestigious private girls’ Mount Anville, and there are 13 schools within a 5km radius. Dundrum, Stillorgan and Sandyford Industrial estate all triangulate Knockrabo and are just a short cycle or spin in the car.

The N11/Stillorgan road, is a 20-minute walk and is fully serviced by a variety of transport options, with a bike lane and an abundance of bus services that include the 76, 70, 46A, 155 & 115. The Green Luas Line is located at Sandyford just a 20-minute walk away also. And access to the M50 is also within very close reach of the development.
