A flat complex in Dublin's north inner city is to be redeveloped as part of a €180 million housing project, it emerged today.

O'Devaney Gardens on the North Circular Road, home to 250 families since the 1950s, will be demolished and turned into houses as part of the second biggest regeneration scheme after Ballymun.

A total of 820 homes will be built on the 16 acre site including a mixture of social, affordable and private housing along with commercial, community and leisure facilities.

Some 2.4 acres of the site has been secured from the grounds of St Bricin's Military Hospital.

Noel Ahern, Housing Minister, said he hoped construction work could start on the project by the middle of 2006 thanks to public-private partnership.

"We can see the success of this approach in the case of the redevelopment of Fatima Mansions which is also being undertaken on a PPP basis," he said.

The minister noted the City Council also planned to use the PPP process to redevelop other run down flat complexes in the city including St Michael's Estate in Inchicore.
