RATHGAR: €3.5M:Two newly-built houses with a high-spec and German-made green credentials have had their prices cut by €300,000 FIONA TYRRELLreports
TWO SMART houses on Orwell Park in Rathgar, which went on the market before Christmas, have had a post-Easter price cut of nearly 8 per cent.
Agent Lisney has dropped the price of the two newly-built semi-detached homes, 77A and 77B Orwell Road, from €3.8 million to €3.5 million each.
The pair of houses are at the junction of Orwell Park and Orwell Road on the former car-park of the Orwell Lodge Hotel, which is being developed into an apartment scheme.
The houses have all the trappings expected of a luxury Dublin 6 home - underfloor heating, marble tiling, American oak flooring in the reception rooms, antique marble fireplaces and designer fittings.
However, the homes also have top eco credentials, with a B1 building energy rating. The timber-framed houses were made in Germany and shipped to Ireland, where they were assembled.
Laid out over 302sq m (3,250sq ft) the houses have a formal reception room to the front and a large and lavish open-plan kitchen to the rear with a glazed storing element.
The first floor has a smart family room and the main bedroom has a walk-in wardrobe and en suite.
The second floor has the remaining three bedrooms, two of which are en suite, and the family bathroom which features a free-standing bath.
All of the bedrooms have been carpeted and all the bathrooms and en suites have Philippe Starck bathroom furniture.
The attic has already been converted and will be ideal as a walk-up store room.
Outside, electronically-controlled gates with internal TV monitors on each floor add to the air of exclusivity.
