In one of the largest industrial deals this year, a UK logistics company, TDG Group, has leased a distribution centre of 110,000 sq ft which is under construction at Kilcarbery Park, Nangor Road, Dublin 22. The company will be paying a rent of £6.50 for the unit, which is being developed by Laurentrade Builders. The lease provides for a break clause in the 10th year. The building could at a future date be extended into a further site to provide 250,000 sq ft of space.
Caleb Kyle of Lisney, who acted for the TDG Group, has also acquired land within the same park for Metroplex Holdings for a distribution warehouse. The same agent has also advised John Paul Construction on the acquisition of a three-acre site fronting on to Nangor Road, which is suitable for a design-and-built distribution warehouse. Agar Property Consultants acted for Laurentrade Builders, which is developing seven high-tech units on an adjacent site. Agar and Lisney are quoting a rent of £7.75 and a purchase price of £85 per sq ft for these buildings.
