FOR MOST buyers, the big appeal of mews houses tends to be their location, and these two newly-built mews are in a great spot. Warners Lane is a mews lane at the back of Leeson Street accessed off Dartmouth Road in Dublin 6.

There is also pedestrian access off the Grand Canal and the houses are a short stroll from St Stephen’s Green. Number 44 and 45 Warners Lane both have four bedrooms and are 126sq m (1,356sq ft) and 128sq m (1,377sq ft) which makes them large by mews standards. They have small town gardens and off-street car-parking behind remote control shutters and are for sale through Owen Reilly for €1.35 million each.

Designed by architects HKR in a contemporary style, both houses are three-storey with the top floor taken up by the main bedroom with an en suite and a terrace.

At middle level there are three double bedrooms, all with oak flooring and a smart, stylishly fitted out bathroom.

At ground level, apart from a small hallway with guest toilet, the long rectangular space is open-plan with the kitchen area fitted with a good selection of glossy cream-coloured units topped with granite worktops.

There’s a dining area in the middle and space for a couple of sofas at the far end where floor-to-ceiling glazed sliding doors open onto the town garden. The flooring throughout is cream porcelain tiles and the architects, obviously keen to get as much light as possible, designed a triple-height light-well that funnels natural light in from a roof light up on the terrace down through the second floor and into the living area. The bedrooms have fitted wardrobes and the kitchen is fully kitted out with the necessary appliances so new owners won’t require a great deal of furniture to settle in.

As mews houses tend not to attract large families, buyers who don’t require four bedrooms and who want a livingroom that’s a little more private than the one offered by the open-plan arrangement could easily use one of the bedrooms as an additional living room or home office.

People like mews houses because they can feel secure. These houses were built in the gardens of two houses on Dartmouth Square and are hidden behind smart looking remote-controlled shutters with pedestrian entrances to the side. Most of the sites on this very well located lane have been developed as one-off mews.
