Two branches of the Lynam family launch two separate new developments on the same site on the Clonsilla Road, Dublin 15, this weekend. Limelawn Park is the development by Lynam Homes and Aspenwood is being handled by EP Lynam.

Both schemes are broadly similar in design and prices for both are from £199,950 (€253,884)

The first phase of Limelawn Park is available through selling agents Douglas Newman Good. There are 28 semi-detached four bedroom homes available at this stage.

Located beside the roundabout at Clonsilla Road and Blanchardstown Road South and within minutes of the shopping centre, there are two styles of houses available at Limelawn Park. Both offer 1,345 sq ft of floor space and have many similar features.

There are 20 units of the first style, which features an open reception area in a combined livingroom and diningroom. Double doors lead from the hallway, and there is a large window to the front and Rationel patio doors leading out to the back garden. Timber decking is an optional extra.

There is a fitted kitchen with a spacious dining area with pitched wood-panelled ceiling. The patio doors lead into the garden while a second door gives side access. Off the kitchen there is a small utility room. There is a guest toilet under the stairs. Upstairs there are four bedrooms, two of them doubles. The main bedroom to the front of the house is quite spacious with plenty of wardrobes and an en suite with double shower.

All of the bedrooms have fitted wardrobes. Along with the two doubles there is a large single room and a small single. The second style differs from the first in that the houses have central hall doors. Having the hallways along the centre line of the semi-detached houses minimises noise from outside. Another difference is that livingrooms and dining rooms are separate. The livingroom is to the front of the house, while the diningroom is to the back. The kitchen is similar to the first style.

Upstairs there are three double bedrooms and one single, all with fitted wardrobes. The main bedroom has an en suite. Features include natural gas central heating, fencing to the rear, seeded back gardens and full Butterley brick front.

Ross McParland are the selling agents for the adjacent Aspenwood scheme. There will be 22 four-bedroom houses in the first phase. Accessed from the Shelerin Road, there will be 90 houses at Aspenwood when completed. The majority of them will be semi-detached and have 1,340 sq ft of space. There are also two detached houses available.

There are double doors leading from the hall into the combined livingroom/ diningroom. Rationel doors open out to the back garden where there is a timber-decked patio which comes as a standard feature. The oak and black marble-effect fireplace in the livingroom is also standard and there are two windows to the front.

A door leads through into the Shaker-style fitted kitchen. Recessed lighting is a feature throughout the downstairs accommodation. There is a dining area in the kitchen and Rationel patio doors lead out from this room to the back. A small utility room and understairs WC complete the downstairs accommodation.
