LIMERICK/FROM €295,000:There are 24 homes for sale in a new phase of a waterfront development near Limerick city centre.
A NEW PHASE of The Strand in Limerick comes to the market this week with prices starting at €295,000.
Located on the site of the old Jury's hotel on the corner of O'Callaghan Strand and Ennis Road, The Strand is a waterfront scheme by the River Shannon being developed by John Lally's Lalco.
It comprises 137 apartments and adjoins a new Hilton Hotel.
The scheme was first launched last March and over 50 per cent of the apartments have been sold, according to Gunne New Homes which is a joint selling agent with O'Connor Murphy Gubbins Auctioneers.
The scheme has sold well to the trade-down market and young professionals, according to Gunne's Shane Daly. Around 50 of those buyers have already moved in.
Now a further 24 units are on the market. Four show apartments will be on view this weekend to give buyers a flavour of what is on offer.
One-bed units are priced from €295,000 and have 51sq m (549sq ft). Two-bed apartments cost from €385,000 and have 72sq m ( 775sq ft).
Three-bedroom 96sq m (1,033sq ft) apartments are priced from €395,000. Finally a 166sq m (1,787sq ft) three-bedroom penthouse with great city and river views costs €1.5 million.
Architects Henry J Lyons have designed a very modern scheme and the five blocks are arranged around a private landscaped courtyard.
O'Connell Street is a couple of minutes walk away over Sarsfield Bridge. Shannon Airport is a short drive out of the city.
Fit-out at The Strand is well above average, with Italian designed kitchens, integrated Neff appliances and home network entertainment systems.
Internal hallways have porcelain tiles and the living and dining areas will be fitted with timber floors. Bedrooms have been carpeted and bathrooms have heated towel rails.
The complex's on-site concierge service is already in place. Purchasers of new apartments will get one year's free membership at the Living Well Leisure Centre in the neighbouring Hilton Hotel.
Each unit comes with one underground car-parking space and maintenance fees are €1,300 for two-bedroom apartments.
With Limerick being a rugby city, anyone who purchases at the launch at the weekend will be entered into a draw to win a weekend for four to the Heineken Cup final in Cardiff in May.
