Legend has it that the houses on Havelock Terrace, off Bath Avenue, Dublin 4, were built with and because of leftover materials from the building of nearby Havelock Square. That was in the 1890s and although number 3 Havelock Terrace, which is for sale by private treaty at a guide price of £325,000, (€412,660) has been extensively remodelled and added to, it still has original cornice work and picture rails and, in the case of the front livingroom, graceful proportions.

A comparable house next door was sold for £337,000 (€427,900) about a year ago so it will be interesting to see how number 3 fares in this year's more changeable market. It has a floor area of 1160 sq ft, two bedrooms, one reception room and an extended kitchen/breakfastroom. The selling agent is Sherry FitzGerald.

There are granite steps to the front door. The livingroom, to the right of the hallway, is a restful place with high ceilings, polished pine floor, a long window, picture rail, ceiling rose and walls painted a pale green. The impressive grey/black marble fireplace is not original but is of the period.

Steps lead from the hallway to the rear of the house where there are a guest toilet, a bedroom and a kitchen/breakfastroom which makes stylish use of light and space. The light comes from four Velux windows in the pitch-pine panelled ceiling as well as from a double glass door to the patio and two side windows.

The kitchen has a good range of Shaker-style fittings and is separated from the eating area by a black slate-topped island. At almost 10ft wide by some 29ft long it's a good sized room.

The bedroom in this part of the house has another double door to the patio and an ornate wooden surround to a fireplace which has a cast-iron inset. The floor is pine and the walls cream. There is understairs storage in the hall.

Upstairs there is a large shower room and the main bedroom. The shower room has wood panelled walls in blue and cream. A sloped ceiling in the bedroom gives it an attic feel.
