Newly built houses in Donnybrook are such a scarce commodity that six two-bedroom townhouses, new to the market through Sherry FitzGerald New Homes, are likely to attract good interest.

Brookvale is tucked at the far end of Brookvale Road, a tree-lined cul-de-sac bordering the Dodder and minutes from the buzz of Morehamption Road.

Architect Frank Elms designed the new terrace to fit seamlessly into this quiet period cul de sac. Facades are half red and yellow brick, with typical dormer window and smart black or cream front doors.

This Bradbury Developments scheme will suit either those downsizing in the area or professionals looking for a low-maintenance base close to the city centre. Prices start at €725,000 for the four mid-terrace houses. One end terrace costs €740,000 and another - the showhouse - is €760,000.

Befitting its location, Brookvale is finished to a high specification and is ready to move into right away. Front gardens are bounded by matching iron railings and a wrought iron double gate.

Fronts are gravelled to facilitate car parking, with a pretty planted border under the kitchen window.

Front doors are cottage style, with brass handles and letter boxes and a curved stained-glass window panel. Painted timber windows open out casement style.

Overlooking the front garden, the kitchen/breakfastroom comes with a marble floor and ivory units, topped with solid beech worktops and mosaic splashbacks. A good quality Franke sink is standard and a ceramic hob, oven, fridge-freezer, dishwasher and washer-dryer are included. Concealed lighting is fitted under the wall units and recessed downlighters are also standard.

There is also an understairs guest toilet. The sittingroom opens to a south-westerly back garden, which is a reasonable size and has a flagged terrace. A Portuguese limestone fireplace is an attractive focal point in the sittingroom.

Upstairs, both bedrooms have fitted wardrobes, one with cottage-style doors and the other with a more contemporary look. A full en suite bathroom is fitted off the main bedroom and a shower room is off the landing. These have fully tiled floors and walls.

The small wooded and lawned communal garden at the end of the terrace will incur a small annual maintenance fee.
