TEMPLE Bar Properties has secured over £500,000 for a retail investment at 50/51 Dame Street, Dublin 2, in a deal which will produce a net yield of around 7 per cent for a private investor. There was a high-level of interest in the investment from companies and private investors seeking a tax shelter in the run up to the end of the current tax year. The Dame Street investment offers 100 per cent capital allowances of which 54 per cent are available in the first year with 4 per cent in subsequent years. The tenant, Larnhall, trades as Gurteen Country Interiors, out of the 1,000-square-foot store at a rent of £40,000 per annum. It also has the use of a basement.
