Section 23 tax incentives at Belgard Square, a new Tallaght apartment scheme, are likely to attract investors when the development goes on sale from plans today at Hooke & MacDonald's Baggot Street offices. Owner-occupiers will also benefit from tax breaks.

Fifty one and two-bedroom apartments are on offer, priced from €265,000 for 45 sq m (484 sq ft) one-bedroom units. Two-bedroom apartments of 61-86 sq m (666-926 sq ft) start at €325,000.

Investors benefit from tax-free rental income on all properties in this jurisdiction, including commercial, retail and residential. Owner-occupiers can claim tax relief against all income, including PAYE, on 50 per cent of the net purchase price over a 10-year period.

The new Belgard scheme is by Shelbourne Developments. Laing O'Rourke is the contractor and design is by Henry J Lyons & Partners. The location is good for access to the city, near Tallaght Town Centre and beside the new Luas terminus.
