A further 35 houses go for sale this weekend in the second phase of the Leixlip Manor development on the outskirts of Leixlip, Co Kildare. Ross McParland is handling sales in the scheme which will eventually have 149 houses. Prices at this stage range from £112,000 to £122,000 for three-bedroom semi-detached houses with garages and from £126,000 to £136,000 for four-bedroom houses with a garage. Located within walking distance of the village, next to the successful Cyber Plains scheme, the first phase of Leixlip Manor sold out within two weekends last November.
Many of the houses have an integral garage, allowing conversion at a later date. Kingscroft Developments, part of the Abbey Group, have included features such as Shakerstyle maple kitchens, pine ceilings and brass fittings normally offered as expensive extras. A garden shed is also included as a standard feature. The houses have a two-storey bay to the front with half brick frontage. The three-bedroom houses with 1,102 sq ft have a guest cloakroom, sitting room with sandstone fireplace and doors to a spacious kitchen/family room with a dining area. The main bedroom upstairs is en suite. Floor space in the four-bedroom houses comes to 1,305 sq ft. These have a guest cloakroom, sitting room with sandstone fireplace and doors leading to a separate dining room. The kitchen has maple cupboards, a breakfast area and a utility room off it.
Upstairs, there are two double and two single bedrooms with the master room en suite. The main bathroom is also on this floor. An integral garage will add an extra 131 sq ft to this house type.
