Buy, if you can, either on the seafront or on one of the period squares, such as Clarinda Park or Royal Terrace, because they are very like the London squares and very scarce in Dublin with open spaces in front that are never going to be built on.

Anything within walking distance of the DART - this is a key factor. All the roads around Clarinda Park and Crossthwaite and houses in and around the town. Smaller period houses, such as those on Cross Avenue and Convent Road, are beside everything. The new shopping centre has shifted the centre of gravity and business is shifting northwards towards Bloomfields.

The squares at Crossthwaite Park, Royal Terrace and Clarinda Park have substantial floor areas. Some have potential mews sites backing on to laneways - especially Royal Terrace - and the council is keen to develop in the area.

Anything on or near the seafront is very strong. Behind Crofton Road is good value, on Crofton Avenue and Kelly's Avenue - centrally located artisan-type houses you can buy for under £200,000. Findlater Street, Coldwell Street and Eden Villas in Glasthule are also areas that are improving.

Areas to watch for firsttime buyers are Northgate Terrace, Findlater Street and Cross Avenue, where you can pick up a two to three-bedroom terraced house from £165,000. For purchasers with a bigger budget, Clarinda Park and Royal Terrace are surging ahead. These handsome period houses are making around £500,000 - not bad considering a mile down the road in Monks town they are making £700,000-plus."

Any of the squares - Clarinda, Royal or Crossthwaite Park. They are becoming more and more popular and the houses are very large. Royal Terrace has marvellous back gardens and rear access with potential for a mews. They've got to represent good value."

I would pick Monkstown Farm because you can still get good value at around £125,000 for a house to do up as you go along. The period houses in Dun Laoghaire are out of the price bracket for first-time buyers.
