For first-time buyers, the ex-council cottages near the village are going up in price fast. Harbour View, a modern townhouse development off St Lawrence's Road, has gone from around £50,000 to over £200,000 in 10 years. The houses are very "yuppyish" and young and old buy them.

The best buy in terms of investment is anywhere within a stone's throw of the village - the cottages at The Haggard, St Peter's Terrace, Harbour View townhouses. These are surrounded by more expensive houses and are always in strong demand from people trading down or retiring. Asgard Park, good family houses close to the harbour, sell for between £400,000 and £600,000.

Artisan cottages on The Haggard and Dunbo Terrace and Hill are good buys. Also modern apartments with views of the harbour, because the yacht club and marina are of international status and attract lots of foreign visitors. This whole area is very upmarket now.

Look at the old cottages on Seaview Terrace and The Haggard off the main street. These are the places to be snapped up now - reasonable-sized cottages in the heart of the village.

Houses with sea views in Howth will only go one way and in 10 years' time will be worth a lot more. Ceanchor Road, Carrickbrack Road and a lot of the houses on the Baily have nice views and are very sought-after properties. On the other side, Nashville Road has very nice pre-war family houses looking towards Ireland's Eye. You can walk to the village from here.

Buy for a sea view and you'll always get your money back. Ceanchor Road is a fantastic spot as is Asgard Park. Windgate Road on the Baily has wonderful sea views. These areas are expensive, but worth it in the longer term.
