Insignia Richard Ellis Gunne are quoting £2.5 million to £3 million (#3.17m-#3.81m) for the recently refurbished Spi Bar, beside O'Connell Bridge in Dublin, at number 3 Eden Quay. It is for auction on June 9th.
The selling agent, John Ryan, said the pub is in walk-in condition, set in the centre of a highly popular cluster of pubs and venues attracting great custom. It is directly across the Liffey from the Q bar and next door to the Laughter Lounge. Spi Bar is a four-storey over basement building with a modern cafe bar over three levels.
The same agents have achieved just under £2 million (#2.54m) for O'Brien's Bar in Ranelagh. The well-known bar has been bought by a partnership of Dublin publicans - Tom and Paul Mangan, owners of Doheny and Nesbitt's, and Frank Smyth, owner of Smyths of the Quay in Wexford.
