TWENTY-YEAR-OLD Beechfield Manor is on the outskirts of Shankill in south County Dublin and includes a period property housing a 58-bed nursing home.

This adjoins a 55-home retirement complex for independent residents comprising 24 homes in Beechfield Haven (that was built 18 years ago), 14 homes in Maryland and 17 apartments in Maryland House.

Independent residents here bought their homes outright, generally when trading down in the locality. It is close to a church, walks and restaurants.

Located off the Shanganagh Road, the residents are within a few minutes walk of medical assistance, with a direct line to the nursing staff at the home. They are also given first option on nursing home places.

Hairdressing, meals, medical facilities, medication monitoring, chiropody and other extras are available to residents. The care/maintenance charge in the apartment complex is €2,600 a year for a couple and €2,300 for a single person.

Apartment 31 at Marylands, which is on the market, is a first floor one-bedroom home within the converted period property. It has a west-facing balcony with views over the retirement village. Priced at €250,000, a condition of the purchase is that the buyer must be 55 years or older. The 48sq m (520sq ft) home, for sale through Lisney, has a service charge of €2,300 a year.

Another two-storey, two-bedroom, terraced home in the original Beechaven complex is also expected to come on the market at around €400,000. A sister development at Glengara Park Nursing Home on Lwr Glenageary Road in Dublin comprises a 66-bedroom nursing home.

Homes here cost about €1,200 a week for a single en suite room in both nursing homes.

About €680 of this can be got from the HSE and, says Ciaran Larmer, general manager of Manor Care (International) Ltd (which runs Beechfield Manor and Glengara), while convalescent care might enjoy tax relief, there is no VHI compensation for those who come from home.

However there is VHI compensation when admitted from hospital.
