The sale of a house on Shrewsbury Road, albeit a semidetached one (Number 7), should set the juices flowing at the top end of the market. Selling agents Sherry FitzGerald consider it a coup to get its board up at such a salubrious address, but if all goes well, it could have two boards on the road soon. The long awaited sale of the Chester Beatty Library site, which the agency will handle, is supposedly due to go ahead before the end of the year. The announcement that it would be sold came last year and at that stage the site was valued at around £3 million. The delay in the library's move to Dublin Castle has improved matters somewhat. According to Sherry FitzGerald DTZ's Peter Lynch, they now expect the site of just under an acre to fetch over £5 million. With higher densities now being favoured by the planners, the site could accommodate a sizeable apartment development - 20 per cent of which, of course, would have to be affordable housing.
