Co Cavan: from €350,000 Section 23 tax breaks are available with a riverside development on the Shannon-Erne Waterway, selling near Belturbet through Cavan town auctioneers Sherry FitzGerald Martin and DNG O'Dwyer.

Riverrun is under construction on a 110-acre site with over a half mile of river frontage, woodland and a wildlife reserve. A total of 58 houses are planned for the entire scheme, with 23 built and ready-to-go in time for the current tax year. The rest are expected to be in place by summer 2006.

Prices range from €350,000 to €395,000 for the 146sq m (1,572sq ft) three-bedroom houses. Tegral-clad in American style and painted different colours, each property comes with large picture windows to take in the river and woodland views.

Developer Stephen Quinn employed a Feng Shui expert at planning stage to decide on the positioning of the houses in the landscape.

Each Riverrun house stands in its own grounds and will be surrounded by lawns when the landscaping plan is implemented in the coming months.

A good deal of thought has been put into arranging the interiors. Double height ceilings in living areas maximise the flow of natural light.

A number of standard fittings are included in the spec. Shaker-style kitchens come with a full range of electrical appliances. Bathrooms have power showers, ceramic tiling and good quality sanitary ware. Door handles throughout are satin chrome.

Flooring is also supplied, either carpet or tiles depending on the room use. Decks are part of the standard package. A furniture and accessories fit-out to four-star Bord Fáilte standard will be available, price yet to be decided. Over 90 per cent of the purchase price qualifies for tax relief.

A helicopter pad is installed on the project and it is hoped that an application for moorings will be successful.

Developer Stephen Quinn envisages Riverrun as a centre for arts and healing in the area, with Chinese therapy and a variety of craft-based courses run by artists in residence. Viewing is by appointment.
