Stillorgan/from €425,000: Remember those billboards for a posh south Dublin development last year? Now 70 more apartments are going on sale at The Grange, writes Kate McMorrow

Almost one year on, The Grange in Stillorgan, Co Dublin, is taking shape and phase two is launching at noon today, with 70 apartments on the market. A further 50 may be released at increased prices, should a sell-out occur.

Selling agent HOK is offering one, two and three-bedroom apartments, including a few penthouses, with show units open for viewing in an on-site marketing suite.

Located just off the N11 dual-carriageway at Brewery Road, this scheme by Glenkerrin Homes was sold out at the initial launch last November.

At the time, billboards depicting a sophisticated lifestyle persuaded a good number of well-heeled investors and owner-occupiers to place deposits. Values have risen by around 10 per cent since then.

Phase two prices range from €425,000 to €495,000 for one-bed apartments of 50.5 to 58.9sq m (543-634sq ft). Two-bedroom units of 70-83.9sq m (753-903sq ft) cost from €605,000 to €685,000.

Three-bedroom apartments of 90.7-111.1sq m (976-1,196sq ft) are from €710,000. Penthouses with three bedrooms and panoramic views are priced from €1.15 million.

Extending from Brewery to Stillorgan Roads, The Grange site is bounded by tall sycamores, chestnuts and conifers which have been preserved. Mature grounds serve as a foil for the ultra-contemporary design by O'Mahony Pike Architects. The development has a concierge service.

Seven and eight-storey blocks are faced in pre-cast concrete panels with an acid-etched finish, with boiler houses cleverly disguised with timber cladding and composite aluminium and timber window frames. Large balconies have painted steel rails with glass panels and paved floors.

Each apartment comes with a mahogany-stained entrance door with a satin chrome number plate. Interiors have been designed by Portadown company Deluxe, which offers a fit-out package if required. Underfloor heating, recessed downlighting, chrome switches and sockets and plasma television sockets are included in the price.

Hall, kitchen and bathroom floors are fully laid with cream ceramic tiles. Gloss cream kitchens come with quartz stone worktops and integrated appliances, including fridge/freezer, five-ring hob, oven, microwave and washer/dryer. The latter is in a separate utility room in three-bed apartments.

Kitchens are semi-open plan to a good-sized sitting/diningroom which opens to a sit-out terrace. A timber-clad boiler house on the terrace has plenty of room for golf clubs, brushes etcetera. Very smart bathrooms and en suites include wall-hung sanitary ware, steel baths, wash-hand basins on quartz stone shelves and wenge shelving .

Ivory panelled wardrobes with satin chrome or brown leather handles and oak linings are fitted in each bedroom. There are storage cupboards off the hall.

Landscaping promises to be good, with green spaces in front and behind each block with lawns, ornamental hedges and a water feature. Glenkerrin intends to take over the management of The Grange when completed.

Annual management charges are expected to be around €2,000 for penthouses and three-bedroom apartments, reducing according to apartment size. The first buyers will begin to move in by the end of this year and the current phase is expected to be ready for occupation by late 2007. Previous developments by Glenkerrin Homes include Ballintyre off Ballinteer Avenue which won Development of the Year in 2005.
