First-time buyers are expected to be out in force at St John's Gate, a small development of two-bedroom and three-bedroom townhouses, at Clondalkin, Dublin 22. Homes in the development, located off St John's Road at the Nass Road end of the village, go on sale this weekend from plans, with prices starting at £121,995. The plans will be on view at the Donnybrook offices of the selling agent, Ross McParland. There are 38 townhouses planned for the entire scheme and these will all be ready by spring of next year, says the agent.

Builder Dorville Homes Ltd has completed a number of major projects in recent years, including apartments at Clanbrassil Court in the city and Roebuck Park House, at Clonskeagh. St John's Gate is located in a settled part of Clondalkin among houses built 10 to 15 years ago. Access to the M50 motorway is five minutes away by car and regular bus services link the village with the city centre.

The area is well-served by local amenities. Bewley's Hotel is around the corner at Newland's Cross and there is a community centre with a swimming-pool in the village. Liffey Valley shopping centre is within easy reach. Six two-bedroom and six three-bedroom townhouses will be for sale in the first phase of the development. The two-bedroom townhouses with 775 sq ft cost from £121,995 while three-bedroom houses with 1,050 sq ft start at £131,990.

There will be three separate landscaped green areas for communal use and each house will have a small private back garden.

Exteriors will be three-quarters brick and rendered to the front, with a porched entrance. In the two-bedroom house, the kitchen is to the front and has room for a dining table. Kitchen units will be in the popular Shaker-style. The sittingroom overlooking the back garden will have a standard pine fireplace with slate inset and French doors to the outside. Two double bedrooms overlook the front and back of the house, with the bathroom in between.

The three-bedroom townhouse is similar in design, with a downstairs lavatory, an additional single bedroom and an en suite off the main bedroom.
