Dublin 4/€2.85m: The owners of a former 19th century primary school at 14 Sandymount Green, Dublin 4, have transformed the interior from a series of small, boxy rooms into wide, free-flowing living spaces with a subtle minimalist theme.

Set among what were once the luxuriant grounds of Sandymount Castle Gardens, the house is kept private and secluded by the ring of flourishing greenery and colourful blooms that still surround it. It is for auction on September 27th through Gunne Residential with an AMV of €2,850,000.

Originally created as a school for the children of Protestant gentlefolk in the mid-1800s, the house was converted into a private home in the 1930s. When the owners bought the property seven years ago, they began extensive renovations with the aim of turning the 22sq m (2400sq ft) space into a contemporary family home with a focus on simplicity, style and elegance.

Walls were knocked down, the kitchen reshaped and the orientation of the floor plan was completely rearranged with living spaces moved downstairs and the bedrooms upstairs.

A special feature of the home is the mixture of sash, casement, double hung and picture windows, which frame the garden views and allow a large amount of sunlight to enter the interior.

The large kitchen, which leads off the wide entrance hall, has a fantastic view of the original Sandymount Castle Gardens clock tower. The spacious open-plan living and dining area features a large wall of bookshelves and opens out to the rear garden.

Surrounded by mature trees and subtropical landscaping, the yard is a fantastic play area for young children. A timber staircase leading to the second level is bathed in a colourful splash of sunlight from the stained glass panels of a large picture window.

Upstairs, there are four double bedrooms, each with an outlook of the gardens. The main bedroom, once the drawingroom, has a gas fireplace and views of the clock tower. Continuing the minimalist theme, the bathroom has modern fittings and fixtures and has been decorated in pristine white.

Other features of the home include a Parisian mansard roof, an attic and a temperature-controlled underground wine cellar.
