One of the solid pre-war houses built by Crampton has come on the market at St Helen's Road, Booterstown, Co Dublin. Agent Hamilton Osborne King is guiding in excess of £325,000 for number 86, a four-bedroom house which is a beautifully preserved example of the Dublin builder's craft.
St Helen's Road is a horseshoe-shaped avenue with two entrances to Merrion Road, close to Booterstown DART station. The Crampton-built houses at St Helen's are larger than those found elsewhere in the city. Number 86 has the signature curved roof line, granite sills, mahogany banisters and copper window handles of the period. The present owner, only the second family living here since the house was built, moved in seven years ago and set about restoring the house to its original condition. They stripped the floorboards, upgraded the kitchen and put in central heating. The hardwood windows with original glass were in such good condition that these were left intact.
The house has been decorated in rich shades of terracotta, saffron and cream throughout. There is a terrazzo tiled porch, a hallway with a polished pine floor and a cloaks alcove. The dining room has a mahogany and tiled art deco fireplace, deep ceiling coving and a pitch pine floor. Sliding doors lead to the sitting room, which has a similar period fireplace, polished pine floor and French doors to the garden. There is a Smallbone-style kitchen by Michael Devey at the rear of the house. Compact, yet roomy enough for family meals, this room has terracotta-coloured Italian floor tiles and an unusual steel canopy over the cooker hob.
Upstairs there are four bedrooms, two doubles and two singles, and a family bathroom off a bright landing. The main bedroom has a bay window and a wash-hand basin, and the second double room has built-in wardrobes. Original porcelain fittings in the bathroom are in perfect condition. There are folding stairs to a large floored attic, which has a Velux window.
The back garden is 90 feet long, and colourful even on a winter's day. There is a rose-covered pergola, winter cherry, Japanese maple and climbers.
Sandstone flags cover a curved terrace and the owners have made a water feature from an old millstone. There is also a garage, covered side entrance and a tool-shed.
