Douglas Newman Good expects to secure in excess of £1 million for a freehold building occupied by Balducci's Restaurant at 27 Westmoreland Street, Dublin 2, which is to go to auction on June 29th. It is likely to be bought either as an investment, or by a restaurateur who will continue to run the operation. The building, which has been extensively refurbished in recent years, has a net floor area of almost 5,000 sq ft of which the basement, ground and first floor levels are occupied by the restaurant. The two top floors are in residential use. The building is next door to Spar and Black Tie and is half way between O'Connell Bridge and the new Westin Hotel under construction on the site of AIB bank.

Meanwhile, the same agents are quoting £650,000 for an industrial investment at Avonbeg Industrial Estate on Longmile Road, Dublin 12. The 6,500 sq ft building was recently refurbished and is let under a 25-year lease from 1997 at a rent of £38,500 per annum. Ben Pearson, of the agents, says there is a valuable reversion to be obtained when the rent is reviewed in about 2.5 years time.
