Small period houses close to the city centre continue to rise in value at a rapid rate. In Harold's Cross, Dublin 12, Gunne Residential fetched £315,000 this week for 10 Arbutus Avenue, a refurbished three-bedroom redbrick house in a cul-de-sac. The new owner paid almost £100,000 over Gunne's pre-auction guide price of "£220,000-plus". The 1930s house has around 1,300 sq ft and a 30 ft back garden with rear access.
In Rathgar, the same agency fetched £555,000 at auction for 68 Frankfort Avenue, mid-terrace house with four bedrooms.
A four-bedroom semi-detached house at 86 Fortfield Road, Terenure, was withdrawn by Lisney, which is seeking £315,000.
A refurbished single-storey over garden level three/four-bedroom house at 103 Leinster Road, Rathmines, Dublin 6, was withdrawn at £400,000 by J P & Doyle, which sold it later for a higher price. A strong price of £201,000 was secured at auction by Lowe & Associates for a one-bedroom terraced house in need of modernisation at 24 Portobello Road, Portobello, Dublin 8. Still in Dublin 8, a two-bedroom end-of-terrace house at 3 Arnott Street, South Circular Road, was withdrawn by Sherry FitzGerald, which is quoting £350,000.
In Dublin 4, 24 Merrion Strand, a modern three-bedroom terraced house, was sold at a Lisney auction for £435,000.
Also in Dublin 4, a three-bedroom end-of-terrace house at 4 Bayview, Irishtown, was withdrawn by Lisney, which is seeking £225,000.
A five-bedroom detached house at 54 Holmwood, Brennanstown Road, in Dublin 18, was withdrawn by Hamilton Osborne King, which is quoting £475,000.
Across the city in Dublin 15, Gerard Farrelly Auctioneers is seeking offers in excess of £375,000 for 14 Ashleigh Grove, Castleknock, a four-bedroom house, following its withdrawal from auction.
A three-bedroom semi-detached house at 27a Malahide Road, Artane, Dublin 5, was sold at auction for £225,000 by GWD.
In Santry, Dublin 9, a two-bedroom cottage on 0.5 acres, Furry Park, at Swords Road, was sold at auction for £490,000 through Baxters.
In commercial sales, The Mount Leinster Arms Hotel, Bagenalstown, Co Carlow, was withdrawn at £470,000 and sold later for a higher price through Donohoe Properties.
In Co Louth, a 17-acre site with planning permission for 14 detached houses at Ballapousta, Ardee, was withdrawn at £400,000 by Raymond Potterton.
In Wexford, The Wavecrest public house, with a 13-bedroom house on Commercial Quay, was withdrawn and is under negotiation through Sherry FitzGeraldHaythorthwaite.
