DUBLIN 2 €195,000:A CITY centre apartment for under €200,000 seems like a reasonable buy, even by today's standards. The third floor unit is to the rear of a 1990s building at Burgh Quay on the Liffey's southside.
The development, confusingly called Georges Quay, overlooks the Liffey close to the corner with Tara Street and has a Spar store on the ground floor. It was built under the Section 23 scheme and is being sold by its investors owner now that the 10-year tax break period is over. For sale through Sherry FitzGerald New Homes, the unit, number 24, was recently renting at €1,100 per month.
Dublin City Council is seeking to develop the immediate neighbourhood, to create a new "midtown" on the southside of the Liffey, stretching from Hawkins Street to Lombard Street and south from the river to Townsend Street and part of Pearse Street.
The draft plan for the area proposes the demolition of Hawkins House, the headquarters of the Department of Health; the redevelopment of Tara Street station with the potential for a 22, 14 and 12-storey building "cluster" and two new towers of up to 15 storeys.
