CO MEATH: FROM €210,000:A NEW BATCH of houses and apartments go on sale this weekend at Dunboyne Castle in Co Meath and prices have been reduced by up to 26 per cent.
Selling agent Sherry FitzGerald New Homes is opening show houses this weekend to coincide with a new launch of 37 apartments and 15 houses at the scheme.
Developed by Menolly Homes, Dunboyne Castle is a large residential scheme of around 500 homes set on 80 acres.
It adjoins the grounds of Dunboyne Castle, an 18th century mansion which was the original seat of the Butlers.
The scheme comprises 430 apartments built in a courtyard setting and 70 houses. It was first launched in 2005 and the 150-bedroom Dunboyne Castle Hotel and Spa opened two years ago.
Almost 400 units have been sold to date. There has been a good mix of buyers. First-time buyers went for the apartments and the houses were popular with the trade-up market.
A number of investors also bought in when the scheme was first launched off plans.
Following the lead of many other developers this season Menolly has cut prices at the scheme. One-bedroom apartments are priced from €210,000 compared to last year's price of €285,000 - a cut of 26 per cent. Two-bedroom apartments cost from €249,000, down €76,000 from €325,000, a 23 per cent reduction.
Three-bedroom apartments now cost €285,000, compared to €365,000 - a 21 per cent cut. Finally, four-bedroom detached houses with garages cost from €499,000, compared to €600,000 last year, a 16 per cent drop, and two and three-bedroom detached houses cost from €395,000. One-bedroom apartments are laid out over 46sq m (500sq ft).
Two-bedroom units have 65sq m (700sq ft), while three-bedroom apartments have 93sq m (1,000sq ft).
Four-bedroom detached houses have 144sq m (1,550sq ft) and also have a detached garage. Three-bedroom houses are laid out over some 121sq m (1,300sq ft).
Designed by architects Fenton Simons, standard finish at Dunboyne Castle is good. Living areas are spacious, with wood and marble fireplaces fitted with gas fires. Kitchens have vanilla gloss kitchen units, granite worktops and a full range of kitchen electrical appliances.
Bedrooms have attractive white fitted wardrobes and the bathrooms have ceramic wall tiles.
Apartments for sale in this phase have a good location right beside the hotel. Dunboyne Castle is off the N3, offering access to both north and south routes via the M50. The Blanchardstown and Liffey Valley shopping centres are in striking distance.
Dunboyne has a choice of schools, good shopping and leisure options, and a selection of local restaurants and pubs.
