Lambert Smith Hampton has dropped the quoting price to £8.5 million (€10.79m) for the Mother Redcap complex at Christchurch, Dublin 8, which failed to sell at tender earlier this year. The agents have received a number of inquiries from operators wanting to lease the bar. The former market, now vacant and cleared, has attracted interest from companies wanting covered car storage and parking facilities.
According to agent Sean O'Neill, the entire complex could be let at over £500,000 (€634,869) per annum; an office tenant is already paying a rent of £60,000 (€76,184). Developers could obtain a short-term income while awaiting planning permission or more favourable conditions for developments. He said one financial institution had put a lending package in place for the scheme.
