A price drop of €325,000 could attract fresh viewers to a newly-built house, Pinehaven, in Dalkey. The house is for sale through agent Michael Kelly, who have just dropped the price to €975,000 from €1.3 million.

In Portobello, Dublin 8, agent Felicity Fox is showing a new property on sought-after Lennox Street for the first time this weekend. The terraced two-bedroom house, number 63, is asking €550,000. It’s been completely refurbished inside, with 70sq m (750sq ft) of living space.

This long-running development was first sold off plans in 2004, near the height of the boom. Now, it’s a very different market, and prices are being pitched well below previous levels, with two-beds at €395,000. “We’ve never had them at this level before,” says Eoin O’Neill of the selling agent, who will show the apartments.

In Tallaght, prices have been substantially reduced at the Priorsgate development, situated on the corner of the Tallaght bypass and the Greenhills Road. In Dublin docklands, there are more price reductions for one, two and three-bed apartments in a new phase of Castleforbes Square, Castleforbes Street, D1: one-beds now cost from €204,000; two-beds from €250,000; and three-beds from €349,000. Again, the average price cut is around €150,000, says agent Hooke MacDonald.

Meanwhile in Arklow, Co Wicklow, agent Kelly Walsh is launching 18 two, three and four-bedroom houses at Meadowvale at reduced prices from €185,000 to €299,000. A neighbourhood centre is to be built in the scheme, which is in walking distance of the town.
