Newcastle, Co Dublin, may be just up the road from some of the capital’s highest density developments, but it has managed to retain its village feel.

Castlechurch is a brand new development of 70 three- and four-bed houses by Barina New Homes. This is Barina’s first big development since the recession, apart from the recent completion of Brookwood, a small scheme of five large houses in Castleknock.

The firm has built well-established estates including Laurel Lodge, Castleknock and Santa Sabina Manor, Sutton as well as Station Point, Clongriffin, Seabrook Manor, Portmarnock and Furry Park Court, Killester.

Its last big developments, completed in 2008, were Mayeston Hall, Finglas and Primrose Gate, Celbridge.

The light-filled A-rated homes were designed by McCrossan O’Rourke Manning Architects (MCORM) and include large double-glazed windows by Munster Joinery and Samsung air to water heat pumps.

There are 20 units in phase one comprising three- and four-bed houses.

Nicola Pollard, of Pollard Design, fitted-out the show houses, and advised on floor plans and a lighting layout that would correspond to where furniture would sit.

The three-bed townhouses measure 117sq m/1,266 sq ft and prices start from €299,000. Prices for the three-bedroom semis, which range in size from 107sq m to 117sq m/1152sq ft to 1266sq ft, in size, start from €315,000 while the four-bedroom semis, which range in size from 131sq m to 136sq m/1419sq ft to 1,465 sq ft, start from €365,000.

These prices don’t include appliances in the soft mink gloss kitchens supplied by Nolan Kitchens. The houses have a separate utility room, and wardrobes by Cawleys Furniture. The homes have additional storage cupboards – a real boon in new homes – and the shower en suite in the master bedroom has a large window flooding in light.

The three-bed semi is particularly considered. It features a light-filled dual aspect kitchen and two of its three bedrooms have recessed wardrobes that really streamline those spaces.

The development is near a newly-built national school and has good connectivity including a private bus service that connects Newcastle to the Luas at CityWest. The houses are for sale through agents SherryFitzGerald new homes.
