Co Tipperary €450,000:Three-bedroom property on 16 acres at Lough Derg will appeal to anyone with an interest in waterways, golf or hunting

THE CURRENT owners of Murraghboro moved here in 1978 because of their love of Irish waterways. Following a career as farm manager of Luttrelstown Castle Estate for the Guinness family, Duncan Bain and his wife Aggie, sought to retire to a property with access to the Shannon.

They bought a small cottage in need of repair standing on 16 acres, the majority of which was an unkempt apple orchard. They set about restoring and extending the house, creating the gardens and returning the orchard lands to pasture.

Murraghboro boasts a delightful secluded location backing onto Lough Derg, which will appeal to anyone with an interest in waterways, golf – with three courses nearby – or hunting.

For sale through Knight Frank for €450,000, the three-bedroom house is located at the end of a gravel avenue, with the mature gardens and trees a real highlight. A secondary avenue cuts through a mature bluebell wood, down to the lake and private harbour.

The accommodation comprises approximately 194sq m (2,084sq ft) and is laid out on a single level with three good-sized reception rooms, kitchen with back kitchen and three spacious bedrooms.

The property also comes with full planning permission for a fourth bedroom with en-suite facilities, designed for wheelchair access and a new septic system.

New owners will want to modernise and introduce a more contemporary feel, but really the house is all about the location. The purchaser will also have an option on a berth in the private harbour directly adjacent to Murraghboro, although this will be done under separate negotiation.

French doors off the drawing room lead to a sheltered patio which is surrounded by flower beds and shrubbery. A set of steps lead to the lawn which slope upwards and is surrounded by mature trees and shrubbery, boasting outstanding lake views. To the rear of the house is a large garage, workshop and green house. Though secluded, Murraghboro is located within 5km of the pretty villages of Puckane, Ballinderry and Terryglass. Nenagh is the nearest large town.
