DUBLIN 6 €1.2m:This cottagey style house on Orwell Road was built 14 years ago but its style is derived from early last century, writes ROSE DOYLE
A HOUSE WITH individuality, not least in its elusive location by the Dodder, Glenasmole, Orwell Road, Rathgar, Dublin 6, is a youthful 14 years. Yet it is faithful in its design and detail to the principles of the Arts and Crafts movement started by Ruskin and taken up by the likes of Frank Lloyd Wright.
The movement’s reaction to the over-decorated clutter of Victoriana and denigration of craftspeople by the industrial revolution is seen in Glenasmole’s clean lines and many finely crafted features.
Designed by architect Don Henihan and built by his son, developer Martin Henihan, Glenasmole’s Arts and Crafts pedigree is delightfully obvious in a rustic, cottagey style, use of natural materials – notably wood, fireplaces, doors, windows and built-in kitchen fittings.
The location, a cul-de-sac of three houses off Orwell Road which takes advantage of a hilly sweep down to the Dodder, gives Glenasmole a spectacularly ascending rear garden, with a climb of some 8ft to 12ft. It contains high hedging behind which there is a sentinel row of poplars.
Over a 186sq m (2,000sq ft) floor area there are four bedrooms (one en suite), three reception rooms and a large kitchen/breakfastroom. Douglas Newman Good is handling the sale and the price is just under €1.3 million.
Symmetrical in design, Glenasmole has sitting and dining rooms to either side of its bright, timber floored entrance hallway.
The sittingroom has a wide bay window and mahogany surround fireplace with decorative, tulip-design tile inset. The floor is of polished wood and the door, also of polished wood, has the decorative architraves seen on other internal doors.
A similar fireplace in the diningroom has different tiles but the bay window and other features mirror those in the sittingroom.
At the heart of the house is the large, kitchen/breakfastroom where an elaborate built-in dresser, one of a range of cherrywood units, takes up an entire wall. A small-paned window overlooks the garden and a Waterford Stanley range completes the room’s cottage style. A study/family room overlooks the garden via a French door and window and has an oak surround fireplace. A long, small-paned window at the turn of the stairs adds a touch of drama. The main, front-facing bedroom, has a wall of built-in wardrobes and a large en suite with window overlooking the rear garden.
A second, rear-facing bedroom has a sloped ceiling. There is off-street parking to the front.
