DUBLIN 20 €105,000-€200,000:These 16 one-bedroom apartments and duplexes were started in 2009 and were recently finished on the instruction of the receiver, ready to sell
APARTMENTS HAVE always been a hard sell in this country but it will be interesting to see the response to the sale of apartments and duplexes at Chapel Hill, on Martin’s Row, Chapelizod, Dublin 20, which are pitched at competitive prices.
Being sold, on the instruction of the receiver Cormac O’Connor at KPMG, are 16 units in two blocks of which eight are duplexes and the rest are one-bed apartments.
The shell was built by Hozina Ltd in 2009, but the blocks were recently finished by a contractor hired by the receiver.
The one-bedroom homes cost €105,000-€135,000, while the duplexes cost €165,000-€200,000. HT Meagher O’Reilly is the selling agent.
The development is about five minutes walk from Chapelizod village and backs on to the Phoenix Park.
The scheme is ready for immediate occupation and homes are being sold as seen, so future owners won’t be able to do snagging before buying.
The one-bed apartments at garden level are 55sq m (592sq ft) while the two-bed duplexes above them, on the first and second floors measure 95sq m-100sq m (1,023sq ft-1,076sq ft).
The one-beds have patio areas off the bedrooms and an open-plan kitchen/dining and living area.
The duplexes have bedrooms at the lower level and the open-plan living area on the upper floor.
Both the vaulted living room and the kitchen have balconies. Kitchens in all the units are white gloss with built-in Siemens appliances and stone countertops.
There’s porcelain tiling in bathrooms and en suites as standard and built-in wardrobes in bedrooms.
The copper pitched roofs contrast with the cream render and hardwood double glazing.
All of the units have designated parking.
