DUBLIN 8 €675,000: BETWEEN WEXFORD Street and New Bride Street in Dublin 8, Camden Row is a somewhat typical Dublin street, filled with post-Georgian houses and warmed by their red brick facades. Number 24 is a study in modern minimalism – the bare bones of the original house, which dates to the 1870s, have been preserved, while the space has been opened up by large windows and blank walls.

The living area is on the entrance floor, which is accessed by means of a short set of steps to the front door. A cosy front living room is bright and airy, and its built-in shelving hints at the clever use of space evident in the rest of the house.

The kitchen, unusually, is between the front living room and the back living-cum-dining space, which has floor-to-ceiling windows that look out on to the back yard, with mature bamboo preventing the possibility of being overlooked. Most impressive, however, is a red brick feature wall in the room which, heated by the sun coming through the large windows, seems to add warmth.

The house has three bedrooms, one of which is in use as an office, although it would be equally well suited as a playroom or study.

The other two bedrooms are generous in size and have built-in wardrobes – the master bedroom, to the front, looks out on to mature hedging. It has an open fire, which adds a period charm to an otherwise quite modern space. The main bathroom has a bath, toilet and wooden floors.

What’s not in the detail of the rooms is the attention paid to practical concerns – the kitchen has ample storage space, both living areas have built-in shelves and, though the wardrobe space isn’t anything to write home about, there is a large storage area in the downstairs landing, which contains the washing machine but could also be used to store those thousands of the miscellaneous items homes seem to mysteriously accumulate.

Number 24, which is on sale through agent Felicity Fox and on view this Saturday, would be perfect for a young couple looking for plenty of space and a home office – although, at €675,000, it could just as happily end up in the hands of a family looking for a home for two or more children a stone’s throw from the city centre.
