FAIRLAWN HOUSE with its acre of garden on Saval Park Road in Dalkey, Co Dublin, has been on the market since summer 2007, when it was asking €6.5 million through Lisney. The price has been dropping steadily since then, and now new joint agents – Sherry FitzGerald and Harper O'Grady – have been appointed, who are offering it at €2.6 million, a full 60 per cent drop. The five-bedroom house has a spacious 300sq m (3,229sq ft) of living space, with sea views from the upper floor. It's a short walk to Dalkey village and to the park at Killiney Hill. A NEW PHASE of the Phoenix Park Racecourse development off the Navan Road in Castleknock, Dublin 15 comes to the market this week with prices starting at €210,000 for a one-bedroom apartment, and two and three-bedroom units from €239,000 and €325,000.

Three-bedroom houses which are interesting in their design and layout – they are built over three storeys, with the livingroom at first floor level opening on to a lovely town garden – are priced at €450,000. Since it started selling off the plans in 2005, some 500 units have been sold and occupied and already the development, which features low-rise copper clad blocks with attractive landscaping, has a lived-in feel.

Only two apartments open off each landing, avoiding long corridors and most apartments have usable balconies. Sizes range from 51sq m (550sq ft) for one-beds, from 74sq m (795sq ft) for two-beds, and 87sq m (940sq ft) for three-beds. A single car-parking space in the underground car-park comes with most apartments, except the more expensive top floor apartments which have two spaces.

Prices have fallen significantly since the launch date, although one-beds at €210,000 seem on the expensive side as the market for this kind of unit, traditionally investors and first-time buyers, now have extensive choice elsewhere. AT CROSSDONEY, five miles from Cavan town, a completed scheme of three and four-beds has houses for sale at almost half their original prices. There are 18 houses in the scheme, and originally they were priced at €230,000 to €375,000. Now local agent ERA Burns is asking €120,000 upwards for the semis and detached houses which are from 111 to 200sq m (1,200 to 2,150sq ft) with high energy rating and landscaped gardens.
