Large restored country house with five large bedrooms fit for family for €1.15m

ALTHOUGH it looks imposing from its long tree-lined avenue, Broomfield House in Moone, Co Kildare is the kind of busy, lived-in family house where you can kick off your wellies and relax by the fire in one of the reception rooms.
Set on 12 acres, the 310sq m (3,337sq ft) property, which the owner reckons is around 200 years old, is new to the market through Savills at €1.15 million.
As a family home, the former farmhouse ticks all the boxes – it has a big kitchen with an Aga, plenty of living space, five large bedrooms, a playroom, and paddocks and stables for horses in its 12 acres of grounds, which are perfect for children to explore in.
The owners renovated Broomfield House when they moved there from Cambridgeshire in England 15 years ago, putting on a new roof and rebuilding one side of the house while keeping the original facade in tact.
The result is a light-filled house with mostly dual aspect rooms which retain the original country house character. The owners had 17 sash windows made, the original ones being the five at the front of the house, and scoured salvage yards for suitable doors and bathroom fittings.
To the front is a drawingroom and the most formal room in the house, a diningroom. Other rooms include a large east-facing study, a playroom and a kitchen, the hub of family life, with blue fitted units and a slate floor. The back hall doubles as a boot room and has storage and a bathroom.
Upstairs, there are five bedrooms including two very large bright double bedrooms, one of which is en suite, and a big family bathroom with an antique clawfoot bath.
Outside the back and side gardens – which need some attention – blend into the four fields that make up the 12 acres.
They are unfarmed and fringed by acacia, oak, ash and cypress trees.
A stone outbuilding is currently used as stables and storage but could possibly be converted to a studio subject to planning permission.
