DALKEY: AVERAGE house prices don't seem to apply to Dalkey in south county Dublin, where a large duplex apartment complete with lookout tower facing the sea has just come on the market through Gunne asking €1.75 million.

Called Apartment Q – perhaps after the Bond figure – it’s a dazzling penthouse with no less than 215sq m (2,300sq ft) of living space with sea views from virtually every window.

It’s one of the largest apartments in the block which was completed in the year 2000 on the site of the former Dalkey Island Hotel.

The block is entered via a strking atrium hallway with a skylight three flights up.

Apartment Q has a room-sized entrance hallway with a limestone floor that is carried through to a very large dining and living-room-cum-kitchen.

The three bedrooms, two of them en suite, are at this level while the entire second floor of the unit is given over to a vast sitting room with access to two terraces, one facing east, the other west.

The block has its own concierge, Monday to Friday, which explains the whopping service charge of €13,000 per year. Two underground car parking spaces are included in the price.

The apartment is currently rented out and so viewing is strictly by appointment.
