Philipsburgh Terrace runs parallel to Philipsburgh Avenue at the Fairview end of Marino. Number six is a three-bedroom, mid-terrace house of 104sq m (1,120sq ft) that was rewired and replumbed by the owners 11 years ago.
The house has an open-plan sitting/diningroom with French doors leading out to the 42 ft long northwest facing garden. Both rooms have open fireplaces – the one in the diningroom is original to the house.
To the rear is a small kitchen with composite worktops and room for a small table for two. Doors open out to the garden where a bay tree dominates the green space.

The owners extended the single-storey rear to add a sizeable bathroom upstairs. Light-filled, it has a separate shower and bath.
Metal fireplaces
The house has three bedrooms: two are doubles with charming metal fireplaces and original floorboards. The third room is a single.
The area is well serviced by shops, schools and public transport links, and in addition to a decent size garden there is a huge green space, Croydon Gardens, at the top of the street, where all the neighbourhood children congregate. It is also home to Marino AFC, a football club that caters for schoolboys and schoolgirls.
Number 9, a similar-size house, also mid-terrace, sold for €267,000 in December 2013.
Number 41 sold for €210,000 in July 2012. Number 70, an end-of-terrace house 88sq m (947sq ft) in size, sold well in excess of its asking price of €425,000 last December through Gunne.
A three-bedroom detached property with a D2 BER, number 1a, is asking €390,000 through agents Gallagher Quigley.
