IN A QUIET cul-de-sac off Dunville Avenue in Ranelagh – directly opposite the Best of Italy, which is excellent news for anyone with a fondness for Italian cheese and charcuterie – 11 Beechwood Park is a bright and roomy three-bedroom house, with potential for a fourth in the converted attic room, on the market for €575,000.

Inside the front door is a large hall, with enough room for two buggies, three bicycles or a car-load of shopping. To the right is the first of two reception rooms, currently in use as a living room, with corner couches insulating the room from a view of the white granite in the front garden – which, at first glance, makes it appear as if it has been snowing heavily outside. The second is a dining room, while the third is a purpose-built sun room, leading, via a glass door, to a sizeable back garden, which is west-facing and boasts both lawn and garage, accessible by a lane at the back of the house.

The kitchen has floor-to-ceiling (almost) maple cupboards in a Shaker style. The “almost” leaves plenty of room above the cupboards, and there is space for a kitchen table. There is a guest WC beneath the stairs, as well as a small storage cupboard.

Though there is a certain amount of blame to be laid at the foot of over-zealous tidying, the house lacks a certain character that could easily be made up for by the accumulation of, well, things. The attic room – which contains a futon, a computer table and chair and a computer screen, seems the most lived-in of all of the rooms, and cosy for it. It would make a decent office space, and has a skylight that may forestall the onset of email-related dementia.

Number 11, for sale through DNG and open for viewings this Saturday from 1pm-2pm, is a nice, spacious, family home. It does feel, however, that it could do with the love of a good woman, more soft furnishings and, perhaps, more bric-a-brac above those kitchen units.
