CO LEITRIM: FROM €145,000A RIVERSIDE development where owners can tie a boat up at the back of their home comes to the market this weekend.
The Waterways in Keshcarrigan in Co Leitrim is a scheme of 60 houses and 16 apartments aimed at buyers who are keen on water pursuits.
Keshcarrigan is a small village seven miles from Carrick-on-Shannon. The village features in the writings of the late John McGahern who lived about 3kms from here.
It is ideally located on the Shannon-Erne waterway at the point where the Shannon meets the Erne.
The scheme is on the water's edge and 35 of the homes have double berths at the bottom of their gardens, offering owners the tantalising option of walking straight from the barbecue to their boat.
The three-bedroom 102sq m (1,100sq ft) semi-detached homes with double berths cost from €299,000 and three-bedroom homes with a single berth cost from € 285,000.
One-bedroom apartments cost from €145,000 and two-bedroom units cost from €180,000.
There are also some larger detached homes measuring 195sq m (2,100sq ft), which cost from €440,000.
Sherry FitzGerald Gallagher will open four show houses this weekend to coincide with the launch.
The scheme was designed by architect Stephen Manina and is being developed by Dublin-based Marina Keshcarrigan Properties.
The development comes with the benefit of Section 23 tax breaks, which will allow owners to offset 65-70 per cent of the purchase price against rental returns or income.
The houses are due for completion at the end of the year and fit-out promises to be good. Houses come complete with hardwood floors and carpets.
Bathrooms will have floor-to-ceiling tiling and whirlpool baths.
Houses will be wired for surround sound and smart home technology.
