A low-density development of over 400 three-bedroom to five-bedroom houses goes on sale from plans this weekend in Mullingar, Co Westmeath, with prices from £109,950. A total of 147 houses are being built in the initial phase of Petitswood Manor, with 50 on offer from today at pre-launch prices. The first houses will be ready for occupation by Christmas, with the remainder to be completed in stages over the next three years.

These good-sized houses will suit either local purchasers or first-time buyers looking for a starter house under an hour's commuting time from Dublin. Hamilton Osborne King is the selling agent for the new development, which is located off the Dublin Road, within walking distance of both the town centre and the open countryside. The site is wooded and most of the mature trees are being preserved.

Five show-houses will be ready for viewing at the end of September, and there are six different house styles on offer. They all have brick facias with double bays, porthole windows and different rooflines.

The smallest house is a 1,220 sq. ft three-bedroom semi costing £109,950. This will have a sitting-room, separate dining-room and a big kitchen with utility room. There will be a downstairs cloakroom off the hall. Two of the three bedrooms are doubles with fitted wardrobes. The main bedroom is en suite.

A 1,520 sq. ft four-bedroom semi costs from £129,950, and has a larger kitchen/breakfast-room and a study off the hall. Two bedrooms are doubles and the other two are singles; the main bedroom has an en suite shower room.

A detached four-bedroom house of 1,725 sq ft costs £189,950. This is a double-fronted house with an interconnecting sitting-room and dining-room, large kitchen/breakfast-room and a study. There will be a paved patio off the sitting-room. There are two double and two single bedrooms upstairs and again, the main bedroom is en suite.

A larger four-bedroom detached house will be available in later phases. Standard features of the Petitswood Manor houses will include fireplace as in the showhouse, good quality wardrobes in all bedrooms, coved ceilings, downstairs cloakroom and utility room in all houses, cobblelock driveway and tongue-and-groove upstairs floors.

The five-bedroom units are both large family houses. A 1,635 sq. ft five-bedroom detached house costs from £184,950. It has very spacious accommodation; four of the five bedrooms could be classed as doubles. The largest house has a floor area of 2,010 sq. ft and is priced from £215,000. This has a study and guest cloakroom off the entrance hall, a sitting-room and connecting dining-room and a large kitchen/breakfast-room with utility. There will be a patio off the dining-room. The five bedrooms upstairs are good-sized, with two en suite.

The houses are being arranged in cul-de-sac formation around open landscaped areas, and gardens will be larger than their equivalent in Dublin, says Helen Moore of Hamilton Osborne King.
