If old-style country manor living without the leaky roof, draughty windows and creaking stairs appeals, then take a trip to Delgany, Co Wicklow, this weekend for the launch of a new development of just four apartments in an old remodelled manor.
The creeping ivy above the stone entrance porch has been preserved, along with mature willows, oaks, copper beeches and eucalyptus trees in the gardens, creating an old-world setting that is rare to find in new developments.
Kingsmill Manor is part of Dowling Homes' recently launched Elsinore development. (A member of pop group Westlife has bought one of the eight new detached houses on the former grounds of the manor). The next phase of development will be two mews houses to the back of the apartments, which will come on the market in the new year.
Prices for the four apartments range from £385,000 (€488,849) to over £400,000 (€507,895) for the show unit. Jackson Stops in Bray is the selling agent for the development.
The features at Kingsmill Manor are impressive. While the setting in Delgany village will appeal to many, it is the quality of design and the proportions of the accommodation that are the most striking features. The two ground floor apartments have just over 1,200 sq ft of floor space, while the two upstairs units are slightly larger and have 1,300 sq ft of space.
Two modern wings were added to the manor house and many of the original features were replicated, including the windows. The house was remodelled by architect Martin Noone in a contemporary art deco style with the focus on maximising natural light.
The modern wing extensions accommodate the double-height atrium gallery entrance hallways for the two first-floor apartments. Front door access is at ground level, leading into a striking atrium lobby with a handcrafted-ash stairs leading up to a gallery landing, which also features a door to a small balcony.
The entrance hall is another example of the art deco interior design with a curved wall and glass blocks, letting in additional light to the space.
Double-folding glass-panelled doors lead into a spacious kitchen/breakfastroom with Rationel fitted units and an island unit.
The show apartment is fitted with chrome Siemens appliances. There are three skylights in the kitchen and breakfast area, which leads through to the living room.
The floor-level windows are a feature of the livingroom, as is the ceiling which varies in heights due to the angles of the building. The fireplace is Portland style with a sandstone finish and a polished black marble inset and hearth. The fireplace is fitted for gas.
There are two double bedrooms, both of which have access to a balcony. One of the bedrooms has an en suite. The art deco style bathrooms with pedestal sinks and ash panelling are impressive.
The two upstairs apartments come with individual private walled patio-gardens.
Entrance to the two ground floor apartments is via the old hallway with 1930s style tiling. The open plan living space is laid out in a U-shape, and while the living room, dining room and kitchen all run in to each-other, each retains a distinctive space. A walled courtyard patio is accessed from the dining area.
There are two double bedrooms with generous wardrobe space. The main bedroom has a large en suite bathroom and a door to a private patio area. The second bedroom has access to the courtyard garden.
There is plenty of parking spaces available for both residents and guests.
