D14: from €2.95m:LARGE FAMILY homes with views over Castle Golf Course in Dublin 14 come to the market this week. Castle Avenue is a small infill scheme of four detached homes accessed via a private road at the junction of Whitehall Road and Upper Churchtown Road.
The houses are built on a one-acre site that was once part of the the garden of 1 Castle Avenue. The scheme is for sale through Macarthy Auctioneers who are asking €2.95 million for the homes.
The same auctioneer is also selling the original refurbished house, which sits on around half an acre of walled mature gardens. This house costs €5 million.
Castle Avenue has a good Dublin 14 location on a quiet end of Churchtown Road, near Rathgar, Miltown and Dundrum. Miltown Golf Course and the Luas at Windy Arbour are also near by. All houses have views over the 16th hole of Castle Golf Course, from the first floor.
Developed by Dunboden Properties the new houses may not be the most inspirational in design but they are good solid family homes laid out over 325sq m (3,500sq ft).
Selling agent Cathal Macarthy says the houses will appeal to those looking to trade down to a modern maintenance-free home from larger houses in the area.
The decor of the showhouse is firmly pitched at this market with period-style fireplaces, velvet drapes and formal period colours. The three other houses are now nearing completion so buyers could put their own stamp on decor.
Layout is also traditional with a drawingroom to the front, with a period-style fireplace and a walnut and elm basket weave timber floor. Also the the front is a larger lounge with bay window and red oak hardwood floor. This leads to a diningroom and on the famil room.
The kitchen has lots of glazing and hand-painted Shaker-style units with black granite worktop.
The main bedroom has a dressing room, en suite and French doors leading to a balcony. Two more bedrooms have en suites.
The original house dates from the 1930s and has five reception rooms, five bedrooms and three bathrooms.
