IDA Ireland is selling four more of its factory premises in a further phase of its continuing policy of disposing of its investment properties. Two of the investments are in Waterford and one each in Dundalk and Carrickmacross, Co Monaghan. All four are let to prime tenants and are being sold individually by private treaty. They are expected to make about £7.5 million overall.
The Waterford plant has a floor area of 30,000 sq ft and is rented at £80,000 by a printing firm under a 15-year lease which has another six years to run. It is expected to sell for around £1.3 million. The second plant in Waterford has about 16,000 sq ft and is rented by a manufacturing firm at £58,500 per annum. The lease has another 16 years unexpired, putting a sale value of about £950,000 on it.
The Dundalk building has 44,000 sq ft and is occupied by another manufacturing company at a rent of £148,000. It will probably sell for around £2.25 million. The lease has another 22 years to run. Selling agent Max Reilly of Jones Lang LaSalle expects to secure around £3 million for a 95,000 sq ft building in Carrickmacross, Co Monaghan, which is rented by a manufacturing company at £322,000 per annum. The lease has another 16 years to run.
The same agents successfully negotiated earlier phases of the disposal policy for IDA Ireland this year. They involved the sale of 11 buildings for in excess of £20 million.
