Tower Homes is launching a scheme of 82 three-bedroom and four-bedroom semi-detached and four-bedroom detached houses at Hayden's Park, Lucan, Co Dublin, with prices starting at £127,995 for three-bedroom semis. Last year there were overnight queues at its development at Skerries, Co Dublin. These new Lucan houses replicate the Skerries Rock homes, so anyone wishing to see how the completed estate will look can visit this north Co Dublin village. Ross McParland is handling sales. The site is on the Newcastle Road, leading out of Lucan village, adjacent to a new 70-acre landscaped park which will provide wide open spaces for families to enjoy.

A limited number of three-bedroom semis in this first phase will be ready for occupation by September next. The entire development is due for completion by early next year.

Three bedroom semi-detached houses with 1,100 sq ft cost from £127,995; four bed 1,340 sq ft semis are priced from £136,995 and four-bedroom detached houses with 1,340 sq ft start at £154,995. Up to £7,000 extra is added to houses with views of the park or with garage space. The houses have a full brick elevation to the front, with a two-storey bay window in the sittingroom and main bedroom in some designs and a single upstairs bay in others.

The three bedroom semi-detached houses have a bay-windowed sittingroom, inter connecting diningroom with an optional conservatory through sliding doors off the dining end. The kitchen has a roomy breakfast area and there is a guest cloakroom off the hall.

Upstairs, there are two good double bedrooms and one single room, all with fitted wardrobes and the bay-windowed main bedroom en suite. The family bathroom is also on this level and has an attractive pine ceiling. The layout of the two fourbedroom house types is similar. There is a large sittingroom with bay window leading to an interconnecting diningroom. A conservatory off this is optional. The kitchen/breakfastroom is good-sized and with doors to the garden. There is also a downstairs guest cloakroom and utility off the hallway.

Two of the four bedrooms upstairs are double and two are single rooms. All have wardrobes and the main room is en suite. Special features of the Hayden's Park development include co-ordinated wall tiling and showhouse fireplace as standard, coal-effect gas fire, walled rear gardens and good quality sanitary ware in a choice of colours. There is provision for a very large open space at the centre of the scheme, which will be landscaped. Father-and-son team Tony and Neil O'Donoghue of Tower Homes has developed several landmark schemes over the past 20 years. Apart from Skerries Rock, these include Abberley in Killiney; Claremont Pines, in Carrickmines and the Bramblings, in Killester.
